Where do you build?
Calgary - because we know Calgary’s permits, building codes, and bylaws. We have long-standing relationships with the best local trades and suppliers. And because we live in and love this city too!
How many homes do you build?
Our small team builds 2 -3 homes per year, depending on complexity. Start dates are booked 6 -12 months in advance. This is a long lead time, but we can start with designs and permits any time, which takes several months anyway. The earlier we start planning, the sooner we schedule a start date.
Do you provide design services?
We are primarily a design-build team that works with clients from the beginning. We provide a detailed preliminary design package that includes everything needed for permit approval - design, engineering, and specifications.
Why design-build?
Design-build brings the client, designer, and builder together early to align on layout, design, budget, and specifications - all critical decisions are made before we break ground, rather than making decisions as we go, which causes costly and lengthy delays.
At the end of the design phase, who owns the plans?
You do. Your plans, detailed budget, and specifications are invoiced separately from the construction phase, typically ranging from $1,500 for a mudroom addition to $8,000 for a major renovation. Once complete, the design package is yours - whether you tender the project or continue with Metrik as your builder.
Can you quote from already-complete plans?
Yes. While it saves time and money to involve a builder early in the design process, so that construction costs and scheduling realities inform construction plans, we’re happy to review completed drawings and prepare a construction estimate.
Why fixed price?
All specifications are selected and finalized during the design phase, before the home is quoted and any agreement is signed - so that clients know what their home will cost before making a contractual commitment.
Can I make changes?
Absolutely. A detailed planning phase keeps changes to a minimum, but changes are a normal part of construction. When additional work is requested, we pause construction to estimate both the added cost and time, then resume work with a signed ‘additional work order’.
Does Metrik build my house or contract it out?
We manage and build our clients’ projects. Our clients know their builder and everyone working on their home.
Our construction team includes Builder Jeff, Project Manager / Site Supervisor Jory, and our Carpenters, Will and Daniel. We’re fortunate to also work with a trusted group of excellent trades who join us project by project. These are people we know well and who are as much a part of our team as the site crew.
Can I provide my own trade(s) or purchases?
It’s not recommended because our clients benefit from our long-standing relationships with our designer, team members, and trusted trades. Working with established partners allows us to coordinate schedules efficiently to reduce delays, avoid cost overruns, communicate clearly, maintain consistent quality, and warranty our work.
Licensing, Insurance, and Warranty
Metrik is licensed with the City of Calgary and the Province of Alberta. We carry comprehensive commercial insurance, maintain WCB coverage, are ACSA members (Alberta Construction Safety Association) and hold SECOR (Small Employer Cerificate of Recognition for Safety Excellence). All of our new homes are covered under Traveler’s New Home Warranty Program.
