When we hear energy-efficient, solar panels come to mind - maybe because they’re highly visible and heavily marketed. Between researching products, installers, incentives, and upfront investment, the topic is overwhelming.
Solar may be a good investment, but bigger gains happen long before;
🌞 site planning, orientation, design
🌞 foundation, building envelope
🌞 insulation, insulation, insulation
🌞 air sealing, windows, doors
🌞 heating, cooling, ventilation (HVAC), hot water, appliances
These upgrades aren’t sexy, but they have a great impact on how a home feels. Think quiet, consistent temperature room-to-room, and low utility bills. Warm during Calgary winters - and don’t forget how those hot July nights feel too! Benefit comes from reducing the energy a home needs in the first place.
We build and renovate homes on different sites, facing different directions, with different budgets and priorities. Every project requires its own approach, but the basic sequence remains the same:
1. Reduce Energy Demand
The warmest, quietest, lowest cost home is not the home generating the most energy - it’s the home that requires less energy to begin with. Design, orientation, insulation, envelope, windows, mechanical systems … reduce the amount of heating and cooling required throughout the year.
2. Improve Efficiency
Efficient mechanical systems do more with less. Efficient furnaces, heat pumps, water heaters, and ventilation systems provide comfort while lowering costs. Appliances matter too and can be replaced in stages according to their life cycle and the budget.
Homebuilders are unapologetically nerdy about building science. System sizing matters because the goal isn't maximum power, it's improved comfort and quiet with minimum energy. Oversized equipment costs more to install and performs poorly compared to a properly designed HVAC system.
3. Generate Energy
After demand has been reduced, it may make sense to generate energy. A solar system serving an efficient home is smaller and more cost-effective because the home doesn't require as much power. Solar panels on a leaky house aren't nothing, but it’s a bit like installing a new engine in a car with flat tires. Address fundamentals first, to increase the value of each future investment.
Sustainability Doesn't Have to Happen All at Once
Not all upgrades require a large investment, and improvements can be made in stages. Improved efficiency is not a finish line and doesn't need to come at all cost. Thoughtful improvements made over time are a great way to improve performance and economy. Talk with a builder because sequence matters - whether a home is new or a century old, some upgrades create more value when completed before others.
Older homes, in particular, offer tremendous opportunity. Renovating an existing home greatly improves efficiency – and, as a bonus, the project preserves extensive valuable resources already in place – existing concrete, lumber, steel, and other materials don't need to be sent to a landfill, and those materials also don’t need to be newly manufactured and shipped.
What Matters Most?
Each homeowner’s property, budget, and priority makes a unique recipe - some people prioritize low monthly bills, some value a reduced footprint, and some want a quieter and more comfortable home. There’s no best solution - only choices aligned with how your family wants to live.
